A free building services checklist for councils with mechanical and electrical plant in their buildings — air handling and ventilation, gas and heating fittings, lifts and hoists, and lightning protection — matching Civic.ly's standard library. Most items are a monthly visual and functional check; treat these as the routine layer between your statutory contractor services (gas safety checks, LOLER lift examinations, lightning protection testing), not a replacement for them.

Using this checklist in Civic.ly

Every checklist on this page is built into Civic.ly as a standard template — you don't need to recreate it. Add the asset, schedule the inspection (standalone or via a routine), pick the checklist, and the questions above appear on your team's phones, with failed items raising defects automatically. For the different ways to structure the regime — and their trade-offs — see How to Inspect Buildings.

Common questions

Q: Does this replace our statutory testing? A: No. Gas appliances still need an annual Gas Safe safety check, lifts still need a LOLER thorough examination, and lightning protection still needs periodic testing by a competent contractor. These checklists are the visual/functional routine layer in between — and the record that you kept an eye on things.

Q: What about our electrical installation (distribution boards, fixed wiring, RCDs)? A: Those asset types exist in the catalogue but don't have a bespoke checklist yet — they default to the Simple Checklist for now. A dedicated electrical checklist is on the roadmap.
